Price per week is for the villa, not per person.  All rentals include Florida State Taxes.  Prices include electricity, air conditioning, heating, cable TV and free local, national, and international telephone calls (not to mobile/cell phones, which will be chargeable) to most countries (subject to a one hour duration per call).

 Bed linen and all towels are provided along with a hair dryer.  Pool heating is available as an extra cost and can be paid locally if necessary. Please note that this charge does not guarantee specific pool temperatures, especially during periods of very low outside air temperatures.

To ensure your comfort, security and peace of mind, our home is registered with the State Authorities and is in full compliance with all relevant legislation.  There is a monitored intruder alarm system, which automatically reports to the police, a full smoke and fire detection system and certified fire extinguisher. 

Maximum occupancy of our Florida home is 8 persons.  No pets can be accepted.  Our home is a no smoking home and we request that you respect our wishes.  There is no objection to smoking on the patio and ash trays are provided for this purpose.

Booking.

Before booking, please telephone, fax or e-mail to check availability of your preferred dates.  Your booking can be made provisionally and held for 7 days to allow time for the signed and completed booking form, signed terms & conditions and the non-refundable deposit to be received.  Bookings will be confirmed. The signing of the Terms & Conditions confirms acceptance of the Terms & Conditions set out herewith and shall be binding on the persons occupying our home whether or not such persons have signed the form.
 
Reservation Deposit and Balance Payment.

A non-refundable reservation deposit of £100 ($170) per week is payable with a completed booking form.  The balance (including indemnification deposit and pool heating charges-if applicable) to be received no later than EIGHT weeks prior to arrival at the premises.

Indemnification Deposit.

An additional refundable indemnification deposit of £200 ($350) per booking is also payable with the balance.  This indemnification deposit is to cover for excessive use of electricity (e.g. air conditioning on full with external doors left open), chargeable telephone calls, excessive cleaning costs (especially cooker, stains and spills).  It also covers for damage, breakage and loss to our home and contents and also for lost keys, which necessitates changing locks.  The indemnification deposit, less such charges, will be returned to you as soon as our management company provides us with their occupancy report after your stay.  This will normally be no later than 30 days after your departure.

Cancellations.

If the balance is unpaid EIGHT weeks prior to arrival we reserve the right to cancel the booking and the deposit will be forfeit.  If the reservation is cancelled within EIGHT weeks of the due date of arrival the full rental cost will be forfeit, unless our home can be rebooked.  Ensure that you are adequately insured to cover your travel and accommodation costs, against the occasion of any 'unforeseen events.'

Safety and Security.

The owners and their agents reserve the right to enter the premises at any time for whatever reason.

Guests are responsible for ensuring that the doors and windows are secure and the alarm is set each time they leave the villa.

The gas BBQ may only be used outside of the pool area and should be cleaned by the user after use.

Price Guarantee.

The price of renting our home is fully guaranteed and no surcharges will be added to the cost shown on the booking form. Any taxes imposed directly or indirectly by the U.S. Government will however be passed onto the client.

Availability.

Our home will be available for occupation from 4:00 p.m. on the first day of rental and must be vacated by 10:00am on the day of departure.  Failure to do so could result in an extra days rental charge.

Unavoidable Changes- Force Majeure.

The owners and their agents accept no responsibility or liability for any loss or damage or alteration to the terms of this booking caused by events beyond the owners’ control including, but not restricted to, war, civil commotion, flight delays or cancellations, adverse weather conditions, fire, flood or industrial dispute. 

Liability.

The owners and agents of our home accept no responsibility whatsoever for personal injury, accident, loss or damage to any persons or personal effects however caused.  Please ensure that you are adequately insured for your holiday.  Renters are liable for all damage and loss to our Florida home.  Particular care must be taken to ensure that children do not use the pool unsupervised.  You are advised that no one should use the pool, patio area or communal pool unaccompanied.

Complaints.

Should a problem arise relating to our home please contact our local Property Manager immediately. He can be contacted 24 hours a day and details of this will be found in the kitchen area of our home.

Our home is thoroughly cleaned and inspected before and after every rental and lawn and pool care are provided on a regular basis to ensure that you have a comfortable holiday.

All descriptions are given in good faith; no liability can be accepted for error or omissions.

This contract is governed by and shall be interpreted in accordance with English Law and the parties hereto shall both submit to the jurisdiction of the English courts. 

Details of how to reach our home at Sunset Lakes, keys, security gate and alarm codes will be sent to you no later than 3 weeks before your arrival date.
